Everyone wants to know if Real Estate prices are going down

After growing steadily between 1999 and 2005, Maui real estate prices are softening in 2006. The danger in saying that is that it is a generalization and Maui’s real estate market is very area specific. Prices in an area like Kihei, with a large inventory of homes, and few building restrictions, are down from their 2005 highs. In contrast, Upcountry areas like Kula, with very little inventory and water restrictions on building and subdividing have kept the prices relatively the same.
One thing that doesn’t change is the old saying about location. What are the three most important things to consider in buying a house? Location, location, location. Today, with all adults in a household liking working full time outside the house, and maybe holding a second job, people want a house that updated and move-in ready. Buying an updated house in a good location, will go a long way toward keeping its value.
Interest rates continue to be favorable to home buyers, particularly if you have taken good care to keep your credit rating high. For those of us who have had some setbacks in credit, new mortgage programs make buying possible even with less than stellar credit.
